Construction of a new housing development begins this spring in Strasbourg, under the direction of developer Perspective. More environmentally friendly, this project stands out firstly by integrating environmental issues from the very start of the construction site. Secondly, by a choice of materials designed to increase the energy performance of the housing. And finally, by improving the living environment of future residents, notably by creating green spaces, encouraging the use of bicycles, and facilities for people with reduced mobility.

Developed by Perspective, a Strasbourg-based developer-builder specializing in high-end housing, Parc Saint Thomas, whose construction starts in the spring , is already establishing itself as a benchmark in passive collective housing, clean and environmentally friendly construction sites and original landscaping.
The result of significant engineering work carried out with a thermal design office and an environmental project management assistant, carried out with local partners and manufacturers, the new real estate program which will be built in the coming months is proving particularly innovative.
Large housing units with the BBC Effinergie label
Parc Saint-Thomas consists of 30 dwellings spread over 4 buildings, each building having 6 to 8 dwellings.
The surface areas of the apartments offered range from 71 m² for a 3-room apartment to 141 m² for a 5-room duplex.
The residence was designed to guarantee a high quality of life , a low environmental impact , and energy efficiency . It will be certified BBC (Low Consumption Building ) by Promotelec, thanks to primary energy consumption of ≤ 15 kWh/m² of net floor area per year for heating.
Each dwelling has been designed to limit the impact of temperature variations from season to season. Low energy consumption levels are achieved through the use of high-performance systems : humidity-controlled ventilation and double-flow mechanical ventilation, as well as studies conducted to reduce thermal bridges and improve the building's airtightness.
Built with terracotta blocks , the buildings benefit from the many advantages of this material: optimal energy efficiency, reduced construction costs thanks to quick and easy implementation, and lasting quality leading to long-term heritage value. Non-polluting, requiring over 40% renewable energy in its production in many cases, and easily recyclable at the end of its life, terracotta has all the hallmarks of an ecological material. Furthermore, its use reduces mortar consumption by 98%, resulting in simplified site management and a reduction in the need for truck deliveries of sand and cement.
Furthermore, the use of pollution-resistant materials (zinc roofing and coping, continuous joints, aluminum balcony nosing cladding to prevent drips, glass railings), a more durable solution over time, reduces condominium charges related to maintenance and repairs.
Environmentally friendly, occupant friendly
The new building complex combines innovative concepts to promote the well-being of the occupant.
Outdoors, it prioritizes green spaces , gardens, and cycle paths. No cars are parked above ground: all residents will benefit from a huge, secure underground parking garage with ample spaces for themselves and their visitors.
Even better: the parking area will be equipped with individual bicycle spaces, a washing and inflation station with a compressor, and a workbench. Also benefiting from efficient lighting – bright yet energy-saving – the site has been designed to encourage cyclists of all ages to use their bikes frequently, easily, freely, and safely. This is all the more valuable as a cycle path runs alongside Parc Saint-Thomas, providing easy access to the center of Niederhausbergen as well as the surrounding towns of Mundolsheim, Oberhausbergen, and, of course, Strasbourg.
Le landscaping treatment also demonstrates a constant concern for the environment. In addition to rainwater capture and the installation of a well allowing maintenance and watering without drawing from the water table, the vegetation planted around Parc Saint-Thomas, composed largely of
of honey-producing plants promoting biodiversity as well as the presence of pollinating insects, will be dense and consume little water.
Each apartment enjoys an unobstructed view of the car-free gardens. Furthermore, each apartment benefits from a spacious private terrace , cleverly designed to ensure privacy for all residents.
Inside, wood will be used extensively: bedroom and landing floors, baseboards, interior door frames, and duplex staircases. The apartments will also benefit from abundant natural light , with 20 to 23% of the walls glazed and a southeast to southwest orientation designed to maximize solar gain while mitigating summer overheating thanks to balcony overhangs, motorized roller shutters with adjustable slats, and the building's structure itself.
Acoustic comfort has also been taken into account and will be ensured through the acoustic qualities of the facades and roofs and reinforced insulation on the facades closest to the vehicles.
Finally, all accommodations have been designed to be accessible to people with reduced mobility.
A clean construction site
An environmentally friendly construction site is a natural extension of the environmental quality efforts made during the design of a building.
The challenge of a clean construction site is to optimize waste management and limit nuisances , for the benefit of local residents, those working on the site and the environment in general.
A "Clean Construction Site" specifications document has been initiated and signed by all parties involved on the site. Measures will be implemented from the start of construction to ensure site cleanliness and limit pollution : retention basins, settling tanks, and protective netting over waste sorting skips.
The cleaning of indoor and outdoor site facilities, access points, passageways, storage areas, and work zones will be carried out regularly. Burning waste on the construction site is strictly prohibited, as is the discharge of untreated liquid waste into the municipal sewer system and the dumping of waste, even inert waste, in uncontrolled areas. Sanitary facilities will be connected to the public wastewater network. Bio-based formwork oil will be used for the structural work.
In addition, in order to reduce the nuisance for local residents , a review of the transport of personnel to the construction site is underway and supplies will be planned throughout the day to avoid deliveries at peak times or at times likely to create nuisances in the neighborhood (school entry and exit times, rush hours, etc.).
Companies working on the site are asked to use all techniques to limit noise levels : preferably use electric equipment, do not use self-contained units or generators, install sound barriers, prepare and cut materials in the workshop.
They will also have to limit dust and mud emissions and ensure that dirt is cleaned up on public roads.
The limitation of visual and olfactory pollution is also being studied with the installation of fences, nets and the prohibition of burning waste on the construction site.
Regarding waste management , companies are required to choose construction techniques and systems that generate minimal waste and to provide a Waste Management and Disposal Plan specifying, in particular, whether sorting is carried out on-site, the required level of sorting, the frequency of skip collection, the waste transporter, and the final disposal facility. Naturally, collection areas are also planned in the immediate vicinity of each work zone.
The "Clean Construction Site" approach is presented and explained to everyone working on the site, and an environmental assessment will be carried out monthly throughout the duration of the work. Penalties will be imposed for any failure to comply with the charter.
This is the first time in our region that a multi-family housing project has gone so far in respecting and preserving the environment. It is also the first time that such a level of energy performance will be achieved in multi-family housing in Alsace.
Exemplary in more than one way, Parc Saint-Thomas hopes to enable many families to live in pleasant, high-quality, environmentally friendly housing.
