Crédit Agricole Immobilier and ING Real Estate Development lay the foundation stone of the “Evry Horizon Sud” program (1)
An innovative residential operation for a lively and vibrant city center
ING Real Estate Development France and Crédit Agricole Immobilier, co-developers, are laying the foundation stone of their "Evry Horizon Sud" program: 1 apartments - symbols of a new urban lifestyle at the foot of the RER and the future tram - in the City Hall district of Evry (250), on a site developed by AFTRP.
The ceremony will take place on April 9, 2010 at 11 a.m., in the presence of Manuel Valls, Deputy Mayor of Evry, President of the Evry Centre Essonne Urban Community, Frédérique Monjanel, Managing Director of ING Real Estate Development France, Guy Bernfeld, Managing Director of Crédit Agricole Immobilier, and François Delarue, Chairman and CEO of AFTRP.
A flagship project in the city center and boasting a modern architectural identity, "Evry Horizon Sud" is the first phase of a mixed-use development offering 32 m² of housing and 800 m² of HQE office space. With a rental rate of over 6%, the "Evry Horizon Sud" development will be completed in 900.
After the Cathedral Gardens and the start of work on a university residence (awarded the Grand Prix de l'Environnement 2009), it concretizes the city's ambition to have a dynamic and attractive center and to offer buyers the quality of life of a harmonious whole: at the foot of the RER and the future Massy-Evry tram-train (works to start in 2012), services, shops, the university, close to numerous companies
renowned and numerous structural facilities.
The coherence and relevance of the ambitious project for the City Hall district, which plans to build 1200 new housing units by 2015, earned it an award at the 2009 Fimbacte for innovative urban projects. One of the next stages is already underway, and soon, opposite "Evry Horizon Sud," "Evry Horizon Ouest" will be built: 198 housing units and 6 m² of office space.
The Hôtel de Ville district is located 30 minutes from Paris via Porte d'Italie or Orléans, by car, and 35 minutes by RER D from Gare de Lyon. A tram-train stop is scheduled at the foot of the "Evry Horizon Sud" program to complement the existing transport offer to Paris with direct access to the southern Paris region's innovation arc of the Génopole Territory at the Plateau de Saclay.
The project forms "an island of well-being in the city" with very bold architecture by Claus & Kaan Architects, Beckmann N'Thepe, Carlos Jimenez Studio and Michel Desvignes (landscaper) and totals 250 housing units (from studios to 5 rooms), 700 m2 of retail space and 308 parking spaces. The island is made up of 5 modern and spacious residences, set in a 3 m100 landscaped garden that can be admired from its terrace.
"Evry Horizon Sud" benefits from several access assistance schemes: VAT at 5,5% instead of 19,6%, a zero-interest loan, a zero-interest loan supplement with the Evry Centre Essonne Urban Community, and a land pass loan with deferred repayment.
The symbolic laying of the foundation stone marks the start of construction and the realization of a project that embodies the shared values of both developers in the service of sustainable urban planning, with a focus on diversity, longevity, and energy resource management. Their shared goal is to reconcile quality housing, density, and sustainable development.
