Restoration of homes attacked by dry rot

Humidity, darkness, a confined atmosphere, cellulose. That's all it takes to encourage the growth of Serpula Lacrymans, more commonly known as dry rot. Once this wood-eating fungus takes root in a habitat, its growth becomes inevitable, and the damage caused will be irreversible if no action is taken to get rid of it.
Let's follow the dry rot through site visits in Lorraine, guided by a regional wood treatment professional, the company AUBRIAT.
Site visits to combat dry rot in the Grand-Est region
That day, in Lorraine, the AUBRIAT company had sent two teams of applicators to two different locations, homes in Meurthe-et-Moselle and in the Vosges, to pursue the same objective: to overcome an invader, dry rot, a fungus hungry for lignin and cellulose, two elements that make up wood.
Once established in a building, this fungus takes up residence and spreads inevitably. In these two Lorraine homes visited, when the dry rot attack was detected, one on a baseboard in a living room, the other in the darkness of a cellar
of an uninhabited house, it was urgent to act to eradicate it.
Indeed, once dry rot has been identified and confirmed by analyzing samples of the fungus in a laboratory, the means to be implemented to destroy it are significant. The two houses visited and infested in Lorraine demonstrate this:
1. The first step consisted of identifying the source of humidity, which encouraged the development of the fungus, in order to remedy it definitively by deploying means of control such as the installation of ventilation, the treatment of infiltrations, the repair of water leaks, etc.
2. The second step was to identify and limit the affected areas. The professional applicator teams from AUBRIAT began by stripping the interior walls to assess the full extent of the fungal attack; the concrete slabs were also attacked and infested, so they had to be demolished.
The timbers in the affected area were probed by
logging. Infested wood was burned and then replaced in homes (baseboards, floors).
3. Third stage: the infested areas of the two construction sites having been discovered and being accessible, it was then necessary to scrape, brush, burn the attacked masonry in order to remove all the rhizomes (the filaments generated by the dry rot).
4. Finally, in Lorraine, came the stage of fungicidal treatment of the buildings. The company AUBRIAT, based in Epinal, opted for XILIX 2000 MER, a product with fungicidal properties, developed by S&C Construction. This solution is a concentrated, colorless, aqueous-phase emulsion, to be diluted with water.
Once applied, XILIX 2000 MER forms a barrier preventing the resumption of activity and the development of dry rot in contact with the wood material, thus limiting its spread.
XILIX 2000 MER can be applied to masonry, creating a barrier against dry rot to prevent it from developing in the wood.
The curative treatments on the construction sites were carried out as follows:
- drilling the supports to position injectors, which allow the product to be injected into the materials
- surface spraying of the anti-dry rot solution on infested areas and areas where the wood comes into contact with the masonry
Following the success of these curative and preventive actions, to avoid any re-infestation, these homes in the Grand-Est were able to be rehabilitated so that their occupants could return to their families.

Dry rot, an enemy that wants to harm buildings
Dry rot comes from the fungi family
Wood-eating. This type of fungus destroys the lignin contained in wood (all types of species) in order to reach the cellulose, feeding on it to grow.
Present both in forests, where it is useful by destroying tree stumps, and in homes where it is not welcome, it creates cubic rot, thus cracking and weakening the structure of the wood.
This fungus, which shuns light but has a strong attraction to humidity and heat (ideally 20° ambient temperature), often grows in places that are not very frequented (such as cellars) and thus goes unnoticed until its growth makes it invasive, visible to all and responsible for significant damage to buildings.
The ALUR law, a system for combating dry rot
Law No. 27-2014 of March 2014, 366 for Access to Housing and Renewed Urban Planning, which came into force on March 24, 2014, provides for a three-point information system:
1 - Obligation to report to the town hall homes infested with dry rot.
2 - Delimitation, at the departmental level, of areas where there is a risk of dry rot.
3 - Obligation to provide information on the presence of dry rot in the event of sale, in areas delimited by prefectural decree.
